Buying or Selling a Home in Syracuse, NY: Answers to the Questions I Hear Most

Buying or Selling a Home in Syracuse, NY: Answers to the Questions I Hear Most

After 9 years in Central New York and 50+ homes sold every year, I hear many of the same questions from buyers and sellers. Here are straight answers to the ones that come up most.

How long does it take to buy a home in Syracuse?

Once your offer is accepted, most purchases close in about 45 to 60 days. Timing depends on your financing, the home inspection, attorney review and how quickly the title work and appraisal come back. Cash purchases can move faster.

Do I need a real estate attorney in New York?

In Central New York, buyers and sellers each typically work with their own real estate attorney. The attorneys review the contract, handle title and closing documents, and represent your interests at closing. I can recommend attorneys my clients have had great experiences with.

How much do I need for a down payment?

It depends on the loan. Some conventional loans allow as little as 3% down, FHA loans can require 3.5%, and eligible buyers may qualify for VA or USDA loans with no down payment. A good lender can walk you through the options, and I'm happy to connect you with one.

What closing costs should I expect?

Buyers typically pay closing costs for things like lender fees, title insurance, attorney fees, recording fees and prepaid taxes and insurance. Your lender will give you a Loan Estimate early in the process that spells out the numbers, and in some cases sellers agree to help with closing costs as part of the deal.

How are property taxes figured in Onondaga County?

Property taxes depend on the town, the school district and whether a home is inside a village, so two similar homes a few streets apart can have different tax bills. I pull the actual tax figures for every home we look at so you can budget accurately.

What is a CMA, and how do you price my home?

A comparative market analysis (CMA) compares your home to similar homes that recently sold nearby, adjusting for differences like size, condition and features. It's the foundation for pricing your home to attract strong offers. I offer a free CMA to Syracuse-area homeowners.

Should I sell my current home before I buy?

It depends on your finances and the market. Some clients sell first so they know exactly what they can spend, while others buy first or make an offer contingent on selling. I'll walk you through the pros and cons of each approach for your situation.

Do you work with real estate investors?

Yes. I've invested in Syracuse property myself and have a background in general contracting, so I help investors evaluate rents, repairs and returns on single-family, multi-family and student rental properties, including near Syracuse University.

Can I buy a home in Syracuse if I live out of state?

Absolutely. I regularly work with out-of-state and relocating buyers using live video showings, and I can coordinate inspections, contractors and local professionals so you don't have to be here for every step.

Do you help buyers in Florida too?

Yes. I'm also licensed in Florida and help buyers in Tampa, St. Petersburg, Clearwater and Sarasota, including many clients relocating from New York.
