A lot of first-time buyers tell me the same thing. They want to own, but prices around Syracuse feel out of reach. If that's you, I want you to look north. Oswego and Fulton give you more house for your money, and New York has programs that can cover a big piece of your down payment. Here is what I would want you to know before you start.
What Homes Cost in Oswego County Right Now
Here are the most recent numbers I found:
- The median sale price in Oswego County was $235,473 for the three months ending in September 2026. That is up 2.4% from a year ago, according to Redfin.
- Homes there spent a median of 19 days on the market.
- Across the six-county Central New York region, the September median sale price was $270,000, according to the Greater Syracuse Association of REALTORS.
So the typical Oswego County sale is running roughly $35,000 below the regional number. For a first-time buyer, that gap can be the difference between stretching your budget and feeling good about your payment.
You Have More Choices Than Last Year
GSAR reported 2,262 homes for sale across the region at the end of September. That is up 55.7% from a year ago and the highest level since late 2019. GSAR also said it expects mortgage rates above 7% to slow buyers through the end of the year.
That is good news for you. More listings means more homes to pick from, and less chance of a bidding war on every house you like. It also means you have room to ask for repairs or help with closing costs on the right home.
Why Oswego and Fulton Work for First-Time Buyers
Oswego is a lake city. You get Lake Ontario, the harbor and a college town feel with SUNY Oswego. Fulton sits on the Oswego River between Oswego and Syracuse, so it works well if you commute south for work.
Both cities have a lot of older homes, starter capes and two-family houses. That variety is great for a first purchase. If you buy a two-family and live in one side, the rent from the other side can help with your mortgage.
Down Payment Help From New York State
This is the part most buyers don't know about. The State of New York Mortgage Agency, called SONYMA, has programs built for first-time buyers.
- Achieving the Dream: Lets income-qualified first-time buyers put as little as 1% of their own money down. It is a 30-year fixed loan with no points, and it works on 1 to 4 family homes you will live in.
- Down Payment Assistance Loan (DPAL): Covers the greater of $3,000 or 3% of the price, up to $15,000. It has 0% interest and no monthly payments, and it is forgiven after 10 years. Just know that loans paired with a DPAL usually carry a rate 0.40% higher.
- DPAL PLUS 2026: Up to $30,000 for households at or under 60% of area median income. Funds are first-come, first-served, so don't wait on this one.
Income limits and lender rules apply, and not every lender offers DPAL. I work with local lenders who do, and I would be happy to connect you.
My Quick Game Plan for Your First Home
- Get pre-approved first. Ask your lender about SONYMA before you look at a single house.
- Know your monthly number. Taxes and heating costs vary a lot from home to home up here, so ask for them on every listing.
- Get a good inspection. Older homes are full of character, and sometimes old wiring or an older furnace. Know what you are buying.
- Use the market. With more homes for sale, there is room to negotiate. Let me handle that part.
