A lot of buyers I talk to are looking west of Syracuse right now. Auburn keeps coming up, and for good reason. You get a real city with history, a lake at the south end of town, and prices that are a lot easier on your budget. If Auburn is on your list, here is what I would want you to know before you write an offer.
What Homes Cost in Auburn Right Now
Here are the latest numbers I found from Redfin:
- The median sale price in Auburn was about $167,000 for the three months ending in August 2026. That is down 1.1% from a year ago.
- Homes spent a median of 47 days on the market. That is 11 days faster than last year.
- 69 homes sold in Auburn in August, up 24.9% from last August.
- Homes sold for about 98.2% of list price on average.
For Cayuga County as a whole, Redfin shows a median sale price of about $234,000 for the same three months, up 1.6%.
Now compare that to the bigger picture. The Greater Syracuse Association of REALTORS reported a $270,000 median sale price for September across six counties, including Cayuga and Onondaga. So the typical Auburn sale is running about $100,000 under the regional median. That is a big gap.
More Homes to Choose From
GSAR also reported 2,262 homes for sale across the region at the end of September. That is up 55.7% from a year ago and the highest level since late 2019. GSAR's CEO said mortgage rates above 7% will create some headwind, and that buyers will have more negotiating power as inventory grows.
For you, that means two things. You have more homes to look at, and you have more room to ask for things. In Auburn, homes are selling a little under list price on average. On the right house, it can make sense to ask for repairs or help with closing costs.
What You Get in Auburn
Auburn has a lot of older homes. Think Victorians, colonials, capes and two-family houses on tree-lined streets. Many have porches, big trim and the kind of character you can't buy in new construction.
The city also has history you can see. Harriet Tubman National Historical Park is right here in Auburn. The Thompson Memorial AME Zion Church reopened to the public in 2024 after restoration. And Owasco Lake sits at the south end of the city if you want to be near the water.
Auburn has been working on its downtown too. The city won $10 million from New York's Downtown Revitalization Initiative, with a focus on the riverfront, the arts district and vacant properties.
Tips Before You Make an Offer
Older homes are great, but you want to go in with your eyes open. Here is my quick list:
- Get pre-approved first. Know your number before you fall in love with a house.
- Ask about taxes on every listing. City, town and school taxes can vary a lot, even a few streets apart. I will pull them for you.
- Get a full inspection. Look closely at the roof, furnace, electrical and foundation. With older homes, that is where the surprises hide.
- Ask for heating costs. Big older homes can cost more to heat in a Central New York winter.
- Think about a two-family. If you live in one side and rent the other, the rent can help cover your mortgage.
Is Auburn Right for You?
Auburn makes a lot of sense if you want more house for your money, love older homes with character, or work on the west side of Syracuse or in the Finger Lakes. With more homes on the market and prices well under the regional median, this fall is a good time to start looking.
