Moving from Syracuse to Tampa Bay: What to Know Before You Buy in Florida

Every year I help clients make the move from Syracuse and Central New York to the Tampa Bay area. Because I'm licensed in both New York and Florida, I can help you sell your home here and buy your next one there, with one agent coordinating both sides. Here's what I tell clients who are thinking about making the move.

Why so many New Yorkers are moving to Tampa Bay

Warm weather and the Gulf beaches are the obvious draw, but the numbers matter too. Florida has no state income tax, which can make a real difference for working professionals and retirees alike. Tampa Bay also offers a wide range of lifestyles, from walkable city neighborhoods to beach towns and quieter suburban communities.

Choosing the right area

  • Tampa: historic South Tampa and Hyde Park, a growing downtown, and suburban communities like Westchase and New Tampa.
  • St. Petersburg: a walkable waterfront downtown, an active arts scene and nearby beaches.
  • Clearwater: Clearwater Beach, a relaxed coastal lifestyle and easy access to Tampa International Airport.
  • Sarasota: Siesta Key, arts and culture, and newer communities like Lakewood Ranch, about an hour south of Tampa.

What's different about buying in Florida

Buying a home in Florida comes with a different checklist than buying in Central New York:

  • Flood zones and elevation affect both risk and insurance costs, so we look at them before you fall in love with a home.
  • Homeowners insurance can vary a lot based on the roof's age, wind mitigation features and location. Getting quotes early helps you budget accurately.
  • Hurricane season runs from June through November, and newer construction is built to stronger wind codes.
  • Condo buildings now face stricter inspection and reserve requirements, so it's important to review an association's finances and inspection history before you buy.
  • The homestead exemption can lower property taxes on your primary residence once you establish Florida residency.

Timing your sale in Syracuse and purchase in Florida

The biggest question most relocating clients have is whether to sell first or buy first. Selling first gives you certainty about your budget, while buying first lets you move on your own schedule. I'll help you weigh the options, line up financing, and coordinate both closings so the move goes as smoothly as possible.

I also use live video showings, so you can tour Florida homes from Syracuse before you book a trip, and narrow your search to the best options.
