Buying a Home in Marcellus NY (2026): Prices, Schools and What to Know Before You Offer

A lot of buyers I talk to want a small-town feel without a long drive into Syracuse. They want a good school district, a real village and some room to breathe. Marcellus checks a lot of those boxes. It is a small village southwest of the city, and it sits between Syracuse and the lakes. If Marcellus is on your list, here is what I would want you to know before you make an offer.

Where Marcellus Is

Marcellus is a town and village in Onondaga County, southwest of Syracuse. The village sits in the southern part of the town, where NY 175 and NY 174 meet. US 20 runs through the southern part of the town.

The village is small. It had 1,745 people in the 2020 census. Otisco Lake is to the south and Skaneateles Lake is to the west. Nine Mile Creek runs through the area and is a noted trout stream. Fun fact: the Marcellus Shale, the big rock layer that stretches across Pennsylvania and nearby states, is named after an outcropping in or near Marcellus.

Marcellus Home Prices Right Now

Here is what Redfin shows for Marcellus:

  • The median sale price was about $312,000 over the three months through September 2026. That is up 13.8% from last year.
  • Homes had a median of 11 days on the market in September, about the same as last year.
  • Homes sold for about 100.5% of list price on average, and half of the homes sold went over asking.
  • Redfin gives Marcellus a Compete Score of 88 out of 100, which it calls "very competitive."

So this is a fast market. Good homes do not sit long here, and you should expect other buyers.

One thing to know. Only a handful of homes sell in Marcellus each month. Redfin counted 4 sales in September, down from 8 a year ago. With numbers that small, one or two sales can swing the stats. I always pull fresh comps on the exact street before we write an offer.

Schools

The village is in the Marcellus Central School District. A lot of families I work with put that near the top of their list. According to the GreatSchools ratings shown on Redfin, K.C. Heffernan Elementary is rated 9 out of 10. School lines can be tricky out in the town, so we always confirm the district for the exact address.

How I Help My Buyers Win in Marcellus

When homes sell in under two weeks, you need a plan before you see the house. Here is what I do with my buyers:

  • Get pre-approved first. When the right home pops up, you want to be ready to write that day.
  • Know your number. With half of homes going over asking, decide ahead of time how far you will go.
  • Check the taxes. County, town and school taxes add up. I pull them on every home before we make an offer.
  • Look hard at older homes. Inspect the roof, heating, wiring and foundation.
  • Ask about well and septic. Some homes out in the town are not on public water and sewer. Get them tested.
  • Check flood risk near the creek. Redfin shows 9% of Marcellus properties at severe flood risk over 30 years, based on First Street data. Ask about it on any home near water.
