Buying a Home in Central Square NY (2026): Prices, Micron and What to Know Before You Offer

A lot of buyers I talk to want to live near the Micron site in Clay. Then they see what homes in Clay and Cicero are going for and ask me where else they should look. Central Square is one of my go-to answers. It is a small village with its own school district, and it sits right on Route 11 just off I-81. If Central Square is on your list, here is what I would want you to know before you make an offer.

Where Central Square Is

Central Square is a village in the southern part of the town of Hastings, in Oswego County. It sits on Route 11 and Route 49, just west of I-81 and northwest of Oneida Lake. The village is small. It had 1,862 people in the 2020 census.

The village is served by the Central Square School District. Most buyers I work with up here look at homes in the village and out in the town of Hastings too. You get village sidewalks in one spot and more land a few minutes away.

Central Square Home Prices Right Now

Here is what Redfin shows for Central Square:

  • The median sale price was about $289,000 over the three months through August 2026. That is up 18.1% from the same stretch last year.
  • Homes sold for about $173 per square foot, up 13.4%.
  • Homes sold after about 40 days on the market on average, compared to 28 days last year.
  • Redfin gives Central Square a Compete Score of 47 out of 100, which it calls "somewhat competitive." For comparison, Syracuse scores 84 and Baldwinsville scores 99.

So prices are climbing, but buyers have more time here than in most towns closer to the city. That is a good mix if you have been losing bidding wars in Clay or Baldwinsville.

One thing to know. Only a handful of homes sell in the village each month. One or two big sales can swing these numbers a lot. I always pull fresh comps on the exact street before we write an offer.

The Micron Factor

Micron's project in Clay is moving. According to ENR, workers placed the first foundations for the first fab on July 9, 2026. That was less than six months after the January groundbreaking and ahead of the original plan.

Micron says it plans to invest up to $100 billion over the coming decades in a four-fab campus at the White Pine Commerce Park in Clay. ENR reports the project is tied to about 50,000 jobs statewide, including more than 4,500 construction jobs at its peak.

What does that mean for Central Square? People who work in Clay want a short drive and a fair price. Towns just north of the site are getting a lot more attention because of that. I never tell anyone to buy on hype. Buy a home you would be happy in either way, and let the growth be a bonus.

What I Look For in a Central Square Home

Here is how I help my buyers size up a home up here:

  • Check the taxes first. County, town and school taxes add up. I pull them on every home before we make an offer.
  • Look hard at older homes. Inspect the roof, heating, wiring and foundation.
  • Ask about well and septic. Some homes outside the village are not on public water and sewer. Get them tested.
  • Think about winter. We get real winters up here. Look at the driveway, the roof and the heating bills.
  • Use the extra time. If a home has been sitting a while, we may have room on price or closing costs.
  • Get pre-approved first. When the right home pops up, you want to be ready to move that day.
