Micron's planned semiconductor campus in the Town of Clay is one of the largest private investments in New York State history, and it is already shaping how people buy and sell homes across Central New York. Here's where the project stands in 2026 and what it means for local real estate.
Where is the Micron project right now?
Micron officially broke ground in Clay on January 16, 2026. Through the spring, crews finished clearing the site at White Pine Commerce Park and moved into excavation for the first fab. Under the current schedule, the first fab is expected to begin operating around 2030, with up to four fabs built in phases over roughly two decades.
- Investment: up to $100 billion over 20+ years
- Construction jobs: thousands of workers on site at peak
- Long-term jobs: about 9,000 direct Micron jobs over the life of the project, plus tens of thousands of regional jobs expected from suppliers, contractors and services
What it means for home prices
A 2023 study commissioned by Empire State Development estimated the region will need tens of thousands of additional housing units as the project builds out. Meanwhile, Syracuse-area inventory is already tight. Redfin reported a median sale price of $211,110 in Syracuse in August 2026, up 14.1% year over year, with homes selling for about 104.5% of list price.
Not every price increase is because of Micron, but the project has made Central New York a national story and is drawing new buyers, builders and investors to the area.
Which towns are most affected?
- Clay and North Syracuse: closest to the site, with the most direct demand from workers and contractors.
- Cicero and Liverpool: short commutes and established neighborhoods, popular with buyers who want to be near the campus.
- Baldwinsville, Camillus and DeWitt: commutable alternatives with their own amenities and school districts.
- City of Syracuse: growing rental demand and redevelopment, especially near downtown. A new Syracuse-to-Clay bus route has also been funded.
Advice for buyers
- Get pre-approved before you shop. Good homes near Clay move fast.
- Look one ring out, in places like Baldwinsville, Camillus or Cicero, for more value.
- Think long term. This project unfolds over decades, not months.
Advice for sellers
- Demand is strong, but pricing still matters. Overpriced homes sit.
- Highlight your commute time to the Micron site in your listing.
- If you might sell in the next few years, a free valuation now helps you plan.
Advice for investors
- Expect rental demand from construction crews and new employees.
- Run the numbers on taxes, insurance and repairs, not just rent.
- Properties near major routes like I-81, I-481 and Route 31 can make strong long-term holds.
Frequently asked questions
When will Micron open in Clay?
Current timelines point to the first fab starting operations around 2030, with additional fabs following over the next two decades.
Will Micron keep pushing Syracuse home prices up?
Nobody can promise future prices, but more jobs and limited housing supply generally support demand. I watch the local numbers every week and can show you what's happening in your neighborhood.
Is it too late to buy near Micron?
The project runs for 20+ years, so most of its impact is still ahead. The key is buying the right property at the right price.
